  • Evaluate the building systems to insure cost effective methods are in place.
  • Evaluate the cleaning services, whether contracted or in-house, we look at the quality, staff, methods, supplies and most importantly cost. We can implement an in-house program that will save you money; without you having to take on the burden of staff management…we do that for you!
  • Analyze your escalation billings and identify recoupable and reallocated expenses.
  • Review insurance policies, cost and potential exposures, including tenants’ adherence to requirements.
  • Review real estate taxes and valuations to determine potential savings.

  • Handle collection problems and associated litigation, if necessary.

Performing a physical building evaluation including:

  • On-site inspection and report of common areas, vacant suites, elevators and the exterior of the building (from prospects' and tenants’ perspectives), including cost estimating.
  • Solicit bids and manage the improvement process.
  • Signage recommendations /graphics/tenant directory.
  • ADA compliance requirements.
  • Review and report on maintenance procedures, staffing and costs.
