Evaluating your leasing and marketing programs:
- Mystery prospect interactions with full follow-up report
- Create and implement marketing program
- Provide and train leasing staff (in-house or contractual)
- Analysis of how your property compares to the marketplace

- Lease rate, Broker incentives, Tenant improvement allowances
Analyzing your property’s operating expenses:
- Analyze utilities and energy sources to recommend cost-effective useage and billing methods including steam, electricity, gas and water.
- Evaluate the building systems to insure cost effective methods are in place.
- Evaluate the cleaning services, whether contracted or in-house, we look at the quality, staff, methods, supplies and most importantly cost. We can implement an in-house program that will save you money; without you having to take on the burden of staff management…we do that for you!
- Analyze your escalation billings and identify recoupable and reallocated expenses.
- Review insurance policies, cost and potential exposures, including tenants’ adherence to requirements.
- Review real estate taxes and valuations to determine potential savings.

Performing a physical building evaluation including:
- On-site inspection and report of common areas, vacant suites, elevators and the exterior of the building (from prospects' and tenants’ perspectives), including cost estimating.
- Solicit bids and manage the improvement process.
- Signage recommendations /graphics/tenant directory.
- ADA compliance requirements.
- Review and report on maintenance procedures, staffing and costs.
