The process that we offer:
1. NEEDS ANALYSIS (define requirements)
- Analyze the existing lease
- Assist in selection of architect/space planner
- Define current and future space needs
- Prepare project schedule
2. MARKET RESEARCH (identify alternatives)
- Survey market implementing database
- List suitable alternative properties
- Pretour each site
- Present data
3. BUILDING INVESTIGATIONS (visit spaces)
- Schedule building tours with client
- Assist client in comparing building features with client’s needs
4. REQUESTS FOR PROPOSALS (send requirements)
- Identify short list
- Submit Request for Proposals
5. ECONOMIC/FUNCTIONAL ANALYSIS (compare spaces, narrow list)
- Analyze and prepare summary for review with client, including:
a) Economic analysis spreadsheets
b) Functional characteristics and technical review of properties
c) Summarize value of each proposal
d) Provide building tenant references
6. NEGOTIATIONS (exchange proposals, counterproposals)
- Further define components of each building proposal, such as:
a) Construction allowance
b) Concessions
c) Building services and systems
- Prepare counterproposals
7. SELECTION PROCESS (lease decision made, lease signed, move coordinator chosen)
- Prepare final summary and presentation to client
- Negotiate final lease document
- Review and finalize lease
- Assist in selection of a move coordinator
8. LEASEHOLD CONSTRUCTION (build out of specifications)
- Follow-up building construction schedule in conjunction with move coordinator
- Oversee quality and facilitate change orders
- Coordinate telecommunications vendors>
9. OCCUPANCY (move in)
- Final inspection walk-through with tenant
- Follow-up on coordination of all aspects of move
- Follow-up services including billing audits, monitoring of lease provisions, etc.
- Make reservations for lunch
10. POST-OCCUPANCY
- Follow-up on resolution of punch-list items
- Follow-up services including billing audits, monitoring of lease provisions, etc.
